Working in close partnership with the Regional Patient Services leadership team, the Regional Real Estate Manager is responsible for executing our regional growth strategy. This position leads the end-to-end real estate lifecycle—from site selection and lease negotiation to project management and portfolio optimization—for our Laboratories, Patient Service Centers (PSCs), Rapid Response Labs (RRLs), and Logistics Hubs.


The ideal candidate is a highly organized leader who thrives under pressure, excels at managing multiple simultaneous projects, and acts as a strategic partner to align real estate operations with our broader organizational goals while improving customer and employee satisfaction.
 

Pay range: $93,200+ per year

Salary offers are based on a wide range of factors including relevant skills, training, experience, education, and, where applicable, certifications obtained. Market and organizational factors are also considered. Successful candidates may be eligible to receive annual performance bonus compensation.

Strategic Execution & Growth: Drive the regional growth strategy set forth by the Patient Services leadership team by managing the real estate footprint, maintaining an acceptable month-to-month (MTM) metric, and proactively planning for future portfolio expansions and capacity limits.

Project & Facilities Management: Successfully manage multiple real estate and renovation projects simultaneously in a high-volume, high-pressure environment. Coordinate all activities required for remodeling facilities, ensure projects are completed on schedule and within budget, and act as the primary liaison for internal stakeholders and external contractors.


Executive Communication & Collaboration: Serve as the regional real estate subject matter expert. Exhibit exceptional communication skills by proactively updating project sponsors, cross-functional teams, and regional leaders. Shift seamlessly between presenting high-level strategic "big picture" concepts to leadership and managing the crucial daily details with vendors and staff.

Lease & Financial Management: Work directly with regional teams to negotiate and enter into new lease arrangements, renewals, SNDA, and Estoppel agreements. Review and approve CapEx documents, establish Fair Market Value (FMV) for proposed facility rentals, and ensure strict compliance with Stark, Anti-Kickback, and ADA regulations.

Risk Mitigation & Issue Resolution: Perform legal reviews and prepare comprehensive lease documents to limit organizational exposure (insurance, indemnity, maintenance requirements). Partner with Regional and Corporate Compliance to resolve any discovered issues rapidly and effectively.

Required Qualifications & Skills


Work Experience:
•    5 to 8 years of progressive experience in a manager role, corporate real estate, or facilities management operations.
•    Bachelor’s degree in business, Real Estate, or related field (or equivalent experience).

Project & Pressure Management: Proven track record of handling multiple complex projects simultaneously, navigating roadblocks, managing stress, and delivering expected results in a high-pressure, fast-paced setting.

Communication: Exceptional written and verbal communication skills. Demonstrated ability to develop strong interpersonal relationships, influence business leaders, and present crisp, executive-level messaging.

Technical Knowledge: Strong understanding of real estate/facilities terminology and lease transaction processes. Experience reviewing legal documents related to real estate transactions. Proficient in tracking FMV data, managing CapEx, and utilizing Microsoft programs (Excel, Word, PowerPoint).

Characteristics: Highly professional, organized, self-directed, critical thinker, and a composed problem-solver who can rapidly adapt to shifting priorities.


Preferred Qualifications


Previous real estate and facilities experience specifically within a healthcare or clinical environment (managing PSCs, Labs).

Knowledge of CAD programming or space design experience.


Physical and Mental Requirements


Position requires travel (up to 25% domestically).
Capable of handling multiple priorities and maintaining extended periods of focus.
Driving to site visits, walking facilities, and evaluating construction sites.
