We are seeking a Regional Facilities Manager for our Integrated Facilities Management business line. Reporting to the Regional IFM Director, the Regional Facilities Manager owns the end-to-end facilities management delivery across one of a number of a multi-site and multi-country portfolios, driving client satisfaction, operational excellence, and continuous improvement. Accountable for meeting all contractual obligations while contributing to advancing the strategic FM agenda for the account.
- Owns the senior client relationship across their portfolio; acts as the strategic interface between JLL and the Client's real estate leadership.
- Full financial accountability for significant FM budgets across a major corporate portfolio. Leads a large, multi-disciplinary team with end-to-end operational and financial ownership.
- Operates within a complex matrix organisation; builds and leverages cross-functional partnerships with peer Regional Facilities Managers, programmatic leads, other JLL vertical delivery teams and a range of Client teams.
- Accountable for supplier governance and performance across their portfolio, ensuring contractual compliance and value realisation through the team.
- Champions FM technology adoption, AI-enabled solutions, and innovation to drive operational efficiency and differentiated service delivery.
- Regular travel across their portfolio and occasional regional travel required.
Key Responsibilities – Team Management
- Provides strategic leadership to a large team (average c60) through direct reports (Senior Facilities Managers) delivering FM operations and programs ranging from front-of-house to engineering and everything in-between.
- Drives succession planning, talent development and organisational design to build bench strength and future-proof the team.
- Ensures robust development frameworks aligned to business objectives and individual career progression.
Key Responsibilities – Client / Stakeholder Management
- Serves as the senior JLL point of contact for the portfolio—owning service delivery outcomes and acting as the escalation point.
- Accountable for contractual performance across all sites within the portfolio.
- Engages directly with the Client's senior Real Estate & Facilities leadership to anticipate and resolve strategic and operational challenges.
- Maintains deep insight into the Client's business strategy, translating evolving needs into service innovation and value creation.
Key Responsibilities – Financial Management
- Owns portfolio budget development and forecasting, ensuring accuracy and alignment to all financial governance parameters.
- Accountable for delivering agreed financial targets across their portfolio.
- Identifies and converts commercial growth opportunities, always alert to cross-selling JLL services and developing new revenue streams.
Key Responsibilities – Contract Management
- Ensures contractual compliance across all service lines, proactively managing risk and change.
- Drives KPI and SLA performance, using data to identify trends and implement corrective actions.
- Governs strategic vendor relationships; benchmarks best practice and drives implementation across their portfolio.
- Identifies material service changes and leads the governance process with Procurement, Finance, and Account leadership.
Key Responsibilities – Operational Management
- Retains safety as the starting point in all operational delivery, providing regional EHS governance and oversight, ensuring compliance with all statutory and contractual health, safety, and environmental obligations.
- Sets and maintains the quality standard for all FM delivery across the portfolio, holding the team to account.
- Leverages technology platforms to drive performance visibility, reporting accuracy, and data-led decision-making across the region.
- Ensures SOPs and operational processes remain fit for purpose; drives continuous improvement and standardisation.
- Leads the delivery of initiatives, programmes, and transformation projects.
- Drives client-specific initiatives including cost optimisation, benchmarking, and best-practice adoption.
- Delivers quality and insightful reporting to the Account Director and Client stakeholders.
- Owns Business Continuity Planning across their portfolio, ensuring alignment with Client requirements and contractual obligations.
Requirements & Qualifications
- 10+ years in facilities management with at least 5 years in a senior/director-level multi-site leadership role.
- Track record of managing large, complex FM portfolios.
- Proven expertise across hard and soft FM services, with strong client-facing operational leadership.
- Degree-qualified (Facilities Management, Engineering, Business, or related discipline); professional accreditation (e.g., IFMA, IWFM, RICS) preferred.
- Demonstrated ability to navigate complex stakeholder environments, balancing client and firm interests with commercial acumen and political awareness.
- Strong technical literacy with the ability to connect engineering and operational detail to commercial outcomes.
- Relentless focus on operational excellence, continuous improvement, and performance culture.
- Strategic thinker with proven ability to solve complex, ambiguous problems and deliver long-term, scalable solutions.
- Exceptional organisational capability; able to prioritise across competing demands and drive execution at pace.
- Outstanding communicator; confident presenting to senior stakeholders in English (additional European languages advantageous).
- Thrives in fast-paced, ambiguous environments; resilient under pressure.
