Commercial Estimator - Security Houston, TX Full Time Mid Level Share Position Overview5K Specialty Systems is seeking a Commercial Security Systems / CCTV Estimator to support the growth of our low-voltage and security division. This role will be instrumental in expanding our footprint across commercial, multifamily, and mission-critical environments, with a focus on CCTV, access control, and integrated security solutions.The ideal candidate brings hands-on estimating experience in low-voltage/security systems, strong technical knowledge of camera systems, access control platforms, and structured cabling, and the ability to translate drawings and specs into accurate, competitive bids.This is an opportunity for someone who thrives in a fast-paced, build-from-scratch environment, enjoys ownership, and wants to play a key role in scaling a high-growth division.Key ResponsibilitiesPrepare detailed cost estimates and proposals for commercial security systems including:CCTV / video surveillance systemsAccess control systemsIntrusion detection / alarm systemsStructured cabling (low-voltage infrastructure)Review and interpret construction drawings, specifications, and bid documents to develop accurate scopes and pricing.Analyze system layouts, device counts, head-end equipment, and infrastructure requirements.Collaborate with project managers, engineers, and clients to:Clarify scopeIdentify value engineering opportunitiesStrengthen bid strategyEvaluate vendor and subcontractor quotes to ensure competitive and accurate pricing.Maintain and update:Pricing databasesVendor relationshipsHistorical cost dataSupport design-build and preconstruction efforts, providing input on constructability and system design.Participate in client meetings, site walks, and pre-bid conferences as needed.Assist in building and refining estimating processes, tools, and workflows for the security division.Qualifications3–5+ years of estimating experience in:CCTV / video surveillanceAccess controlLow-voltage / security systemsStrong knowledge of:Security system components and architectureCamera types (IP, analog, PoE)Access control hardware/software platformsExperience with systems such as:Lenel, Genetec, Avigilon, Milestone, Honeywell, Bosch (or similar)Ability to read and interpret:Construction drawingsLow-voltage schematicsDivision 27/28 specificationsProficient with: Estimating tools and digital plan roomsStrong analytical, organizational, and communication skillsSelf-starter with a growth mindset and ownership mentalityPreferred ExperienceExperience estimating large-scale commercial or multifamily projectsExposure to data centers / mission-critical environmentsDesign-build or preconstruction experienceExisting relationships with low-voltage vendors and distributorsBenefitsCompetitive base salary + performance incentivesFull benefits package (medical, dental, vision, 401k)Clear path for career growth and leadership opportunitiesHigh-impact role within a growing, entrepreneurial division Share Apply Apply for this position Required* First Name* Last Name* Email Address* Phone* Address Resume* We've received your resume.
