We are seeking a Facilities Services Manager to oversee operations at two affordable housing apartment communities located approximately 15 minutes apart in Racine, WI.  


This role is ideal for someone who combines strong technical maintenance skills with excellent customer service, organization, and leadership abilities. Our residents depend on us to provide a safe, comfortable place to call home, and we're looking for a professional who approaches every challenge with a positive, can-do attitude.


What You'll Do

You will be responsible for the overall maintenance, housekeeping, safety, and appearance of both properties. Key responsibilities include:

  • Oversee and manage all maintenance and housekeeping operations across both communities.
  • Ensure buildings, grounds, and common areas are clean, safe, attractive, and well maintained.
  • Coordinate and perform unit turnover work, including painting, appliance moving, repairs, and replacement of fixtures such as sinks, faucets, lights, and toilets.
  • May lead, train, and support housekeeping staff to perform their responsibilities safely and effectively.
  • Maintain and oversee building systems, including boilers, water heaters, air handlers, air conditioners, compressors, air dryers, exhaust systems, and related equipment.
  • Develop and manage a preventative maintenance program to ensure equipment reliability and extend asset life.
  • Maintain compliance with OSHA, fire safety, and other applicable health and safety requirements.
  • Manage maintenance inventory, supplies, vendor relationships, and equipment needs.
  • Respond promptly to emergency and urgent maintenance requests and participate in an on-call rotation.
  • Build positive relationships with residents, staff, visitors, and external partners by providing exceptional customer service.
  • Prioritize competing demands and make sound decisions in a fast-paced environment.
  • Responsible for on-call.
  • Perform other duties as assigned.

Requirements

What We Are Looking For

The successful candidate will bring:

  • High school diploma or equivalent.
  • 3-4 years of experience in facility maintenance including experience with HVAC, preferably in a long-term care or other healthcare setting.
  • Strong interpersonal and communication skills with the ability to interact professionally and respectfully with residents, families, team members, and contractors.
  • A customer-focused mindset and genuine desire to provide excellent service.
  • Proven ability to prioritize workload, manage multiple projects, and respond appropriately to urgent situations.
  • A positive, flexible, and proactive "can-do" attitude.
  • Experience in building maintenance, facilities management, property maintenance, or a related field.
  • Working knowledge of HVAC, plumbing, electrical, mechanical systems, and general building repairs.
  • Supervisory experience leading and developing team members preferred.
  • Strong organizational skills and attention to detail.
  • Ability to work independently while collaborating effectively with others.
  • Valid driver's license and reliable transportation to travel between locations.
