Investment Analyst
The Investment Analyst is responsible for providing analysis and support of all aspects of the investment process for new senior housing investment opportunities, including property and/or platform acquisitions as well as ground-up development projects. This includes working closely with members of the Investments team as well as other LCS team members in financial analysis, written memorandums, investment metrics, benchmarking, internal reporting, as well as supporting efforts in underwriting, due diligence, and portfolio management.

What You’ll Do:
Underwriting of Acquisitions & New Development:
- Models and evaluates risks and returns for investment opportunities.
- Works closely with internal and external parties to support a fast-paced, deadline-driven pipeline of acquisition opportunities.
- Performs financial modeling and valuation analysis. Prepares models and analyses for various structures, including joint ventures/partnership structures.
- Drives decision-making through macro-and micro-level site and demographic analysis.
- Interacts with brokers, sellers, and investment bankers to accurately understand and determine transaction assumptions, facts, and risks necessary to properly evaluate an opportunity.
- Assists in the writing of Investment Memorandums and Investment Committee presentations.
Due Diligence, Closing & On-Boarding:
- Supports the due diligence effort for new acquisitions and developments including working closely with internal teams in matters relating to financial analysis, legal document drafting and negotiation, and coordination of internal and external diligence reports.
- Interacts with in-house and outside legal counsel, internal subject matter experts, tax experts, brokers and investment bankers.
- Consults and troubleshoots in the onboarding of new communities, including process review and improvement.
- Supports the transaction closing process including preparing/reviewing closing statements, calculation of prorations, and schedule preparation.
Disposition Management
- Coordinate all aspects of disposition, including management of due diligence request lists, virtual data rooms, document collection, and transaction timelines through closing.
- Serve as a primary point of contact for brokers, prospective buyers, equity partners, lenders, attorneys, and other transaction participants to facilitate efficient information flow and timely resolution of diligence items.
- Manage internal communication and reporting efforts by coordinating with operations, accounting, legal, finance, and executive leadership teams to gather transaction-related information and ensure stakeholder alignment.
- Track and drive completion of key transaction milestones, including buyer diligence requests, management meetings, site visits, lender activities, purchase agreement negotiations, and closing deliverables.
- Prepare transaction status reports, diligence summaries, and executive presentations, ensuring leadership is informed of transaction progress, key risks, critical deadlines, and strategic considerations throughout the disposition or recapitalization process.
Investment Reporting:
- Provides periodic reporting on the status of the investment pipeline (Investment Tracker, Pipeline Report, Investment Database, and Radar Report).
- Benchmarks transactions and their ultimate performance against other transactions in the industry.
- Monitors industry news and transactions to understand market trends and strategies of competitors.
- Works with Investments, other Investment teams, and Senior Living Management teams to provide additional supporting investment analysis and benchmarking post-acquisition.
- Performs duties as assigned
What We’re Looking For:
- A 4-year degree in finance, real estate or a related field is required. Graduate degree or professional designation a plus (MBA; Master of Real Estate; CFA, CPA).
- A minimum of 0-2 years experience in financial accounting and analysis, asset management, investments, development, or acquisitions required. Experience in senior housing or the broader commercial real estate industry is a plus.
- Proficiency with the Microsoft Office suite required. Advanced skills in Microsoft Excel a plus (Pivot Tables, Macros and VBA, etc.).
- Strong quantitative skills, as well as highly developed written and oral communication skills.
- Essential to be able to manage multiple projects simultaneously and redirect priorities when needed.
- Ability and willingness to work evenings and weekends as necessary.
