Position Summary / 職務概要

• Construction Directorは、STACKのデータセンター建設プロジェクトにおいて、施工段階の技術・工程・品質・安全を統括し、プロジェクトを円滑に推進する役割を担います。
  設計者・監理者・施工会社・各種ベンダーとの調整を行い、建設現場の課長クラスの実務能力を活かしながら、施工図調整、施工計画、工程管理、品質管理を主導します。

  The Construction Director is responsible for leading the construction execution phase of STACK’s data center development projects.
  This role coordinates contractors, designers, consultants, and vendors to ensure successful project delivery with respect to schedule, cost, quality, and safety.

• 施工段階では、施工図調整、工程管理、品質管理、安全管理を主導し、発電機、UPS、配電設備、冷却設備などのミッションクリティカル設備を含む複雑な建設プロジェクトを成功に導きます。

  During the construction phase, the Construction Director oversees shop drawing coordination, schedule control, quality management, and installation of mission-critical infrastructure including generators, UPS systems, switchgear, and cooling systems.

Roles & Responsibilities / 主な業務内容

Pre-Construction Planning / プロジェクト計画

• 新規データセンタープロジェクトにおける施工成立性の検証（Constructability Review）

  Conduct constructability reviews for new data center development projects.

• 仮設計画および施工計画の策定

  Develop preliminary construction strategies including temporary works and site logistics planning.

• 建設工程表（Master Construction Schedule）の策定

  Prepare master construction schedules during early project development phases.

• 建設コストの超概算（ROM Cost Estimate）の作成

  Develop rough order of magnitude (ROM) construction cost estimates.

• 設計段階における施工観点からの技術的助言

  Provide construction input and constructability advice during design development.

• プロジェクト初期段階における施工リスクおよび工程リスクの評価

  Identify construction risks and schedule risks during early project planning.

• ECI（Early Contractor Involvement）方式における施工者との連携

  Coordinate with contractors engaged under Early Contractor Involvement (ECI) arrangements.

• 設計段階における施工者からの技術提案のレビュー

  Review contractor input and constructability recommendations during design development.

• 設計と施工の整合性を確保するための技術調整

  Facilitate coordination between design teams and contractors to ensure buildable solutions.

• 工程計画、施工方法、コスト最適化に関する施工者提案の評価

  Evaluate contractor input on schedule planning, construction methods, and cost optimization.

Contractor Procurement / 施工者選定

• ゼネコンおよび専門工事会社の選定プロセスの支援
  Support contractor procurement processes including selection of general contractors and specialty subcontractors.

• 入札資料（RFP / Tender Documents）の作成支援
  Assist in preparation of RFP and tender documentation.

• 入札者からの施工提案および技術提案の評価
  Evaluate contractor proposals including technical approaches and construction methodologies.

• 見積内容および施工提案の比較・評価
  Review and compare contractor bids including pricing and delivery strategies.

• 契約締結に向けた技術面のサポート
  Provide technical support during contractor negotiations and contract award.

Construction Execution / 施工統括

• ゼネコンおよび専門工事会社との施工調整
  Coordinate construction activities with general contractors and specialty subcontractors.

• 工事進捗の管理およびクリティカルパスの管理
  Monitor construction progress and manage critical path activities.

• 現場における技術的課題の解決
  Resolve on-site technical and construction issues.

• 建築・電気・機械設備の施工図および製作図レビュー
  Review shop drawings and fabrication drawings across architectural, electrical, and mechanical disciplines.

• BIM coordination meetingの実施および干渉調整
  Lead BIM coordination meetings and manage clash resolution.

Data Center Infrastructure Coordination / データセンター設備施工調整

• 発電機設備（Generators）の据付および施工調整
  Coordinate installation of generator systems.

• 高圧・中圧・低圧配電設備（HV / MV / LV Switchgear）の施工調整
  Coordinate installation of electrical distribution infrastructure.

• UPSおよびSTS設備の施工管理
  Manage installation of UPS and STS systems.

• 冷却設備（Chillers / CRAH）の施工調整
  Coordinate installation of cooling infrastructure.

• 燃料供給設備および補助設備の施工調整
  Coordinate installation of fuel and supporting infrastructure.

Owner Supplied Equipment Integration

支給品設備（LLE）の統合管理

• STACKが支給する主要設備の据付および施工統合管理

Manage installation and integration of owner-supplied equipment.

• 機器搬入計画および施工インターフェースの調整
Coordinate equipment delivery logistics and construction interfaces.

• ベンダーおよび施工会社との技術調整
Coordinate technical interfaces between vendors and contractors.

Commissioning Coordination / コミッショニング調整

• FAT / SAT / ISTの準備および試運転調整
Support commissioning preparation including FAT, SAT, IST and integrated systems testing.

• システム統合試験の支援
Support integrated systems testing across infrastructure systems.

• Ready for Service（RFS）に向けた施工完了管理
Manage construction completion in preparation for Ready for Service milestones.

Quality & Safety Management / 品質・安全管理

• 建設品質管理体制の確認
Ensure construction quality standards are implemented.

• 現場品質監査および品質チェック
Conduct site inspections and quality reviews.

• 安全管理体制の確認および安全監査
Ensure construction safety standards and site safety management practices are followed.

Project Coordination / プロジェクト連携

• IT Fit-outおよびFO工事の施工調整

Coordinate IT fit-out and fit-out construction activities.

• 電力会社（TEPCO / KEPCOなど）とのユーティリティ調整

Coordinate utility infrastructure requirements with power utility providers.

• 建設進捗レポートの作成およびプロジェクトチームへの報告

Prepare construction progress reports and communicate updates to project stakeholders.

• Project Director / Project Managerへの建設技術支援

Provide construction leadership and technical support to the Project Director / Project Manager.

Key Details:

Location: Osaka/Tokyo, Japan.

Travel: 15-20%.

Language: Native Japanese; Secondary English (conversational-level).

Required Qualifications / 応募要件

• ゼネコンまたは設備会社における施工管理経験（10年以上）
  10+ years of experience in construction management with a general contractor or engineering contractor.

• ゼネコンまたはサブコンにおいて、現場代理人、現場所長、主任技術者、工事課長等の立場で、工程・品質・安全・コスト管理を行い、複数業者を取りまとめながら工事を推進した経験を有する方。
  Experience working for a general contractor or subcontractor in a responsible site management role, such as Site Representative, Site Manager, Chief Engineer, or Construction Manager, overseeing schedule, quality, safety, and cost management while coordinating multiple contractors to drive construction works forward.

• 建築・電気・機械設備いずれかの専門知識
  Expertise in architectural, electrical, or mechanical systems.

• 大規模建設プロジェクトの工程管理経験
  Experience managing schedules for large-scale construction projects.

• 日本語での業務遂行能力
  Professional working proficiency in Japanese.

• 英語力は必須ではありませんが、英語でのコミュニケーションが可能な方は歓迎します。
  English proficiency is not required but would be considered an advantage.

• 国際的なプロジェクト環境で働きながら英語力を高めたい方も歓迎します。

Preferred Qualifications / 歓迎要件

• データセンターまたはミッションクリティカル施設のITフィットアウト工事の経験があれば尚可
  Experience in administrative support for Data Centre or mission-critical IT fit-out projects is highly desirable

• ハイパースケールまたはコロケーション型データセンター環境での業務経験があれば尚可

• Experience working in hyperscale or colocation data centre environments is an advantage

• BIM マネージメント経験
  Experience with BIM coordination processes.

• PROCORE、Aconex、Autodesk Construction Cloudなどの建設プロジェクト管理システムの利用経験
  Experience with construction project management platforms such as PROCORE, Aconex, or Autodesk Construction Cloud.

• その他のプロジェクト管理アプリケーションの利用経験
  Experience using other project management applications is also welcome.

• 外資系プロジェクト経験
  Experience working with international clients or teams
