Part-Time Maintenance

About the Role:

The Maintenance position is critical to ensuring the smooth and efficient operation of facilities and equipment within the organization. The primary goal of this role is to perform routine inspections, preventive maintenance, and janitorial tasks. This role requires a proactive approach to identifying potential issues before they escalate, thereby supporting a safe and productive work environment. The Maintenance professional will collaborate closely with other departments to prioritize maintenance tasks and respond promptly to urgent repair needs. 

This position is part-time 20-25 hours weekly. 

Minimum Qualifications:

• High school diploma or equivalent.
• Proven experience in maintenance and janitorial work
• Basic knowledge of tools, equipment, and safety procedures related to maintenance tasks.
• Ability to read and interpret technical manuals, blueprints, and schematics.
• Physical ability to perform manual labor, including lifting up to 50lbs, climbing, and working in confined spaces.

Preferred Qualifications:

• Technical certification or vocational training in maintenance, HVAC, electrical, CPO or related fields.
• Experience with computerized maintenance management systems (CMMS).
• Familiarity with OSHA regulations and workplace safety standards.
• Strong troubleshooting and problem-solving skills.
• Ability to work independently and as part of a team in a fast-paced environment.

Responsibilities:

• Conduct regular inspections of equipment and assigned community areas to identify maintenance needs.
• Perform preventive maintenance tasks.
• Clean assigned community areas.
• Maintain accurate records of maintenance activities, including work orders, parts used, and time spent on repairs.
• Collaborate with team members and management to schedule maintenance activities with minimal disruption to operations.
• Ensure compliance with safety regulations and company policies during all maintenance procedures.
• Respond promptly to emergency maintenance requests to minimize operational downtime.
• Other duties as assigned. 

Skills:

The required skills enable the Maintenance professional to effectively perform inspections, diagnose issues, and carry out repairs using appropriate tools and techniques. Proficiency in reading technical documents ensures accurate understanding of equipment specifications and maintenance procedures. Safety awareness is critical to prevent accidents and maintain compliance with regulations during all tasks.  Strong problem-solving and communication skills facilitate collaboration with colleagues and timely resolution of maintenance challenges, ensuring operational efficiency.
