Purpose of the Role
BGIS is seeking an experienced Strategic Asset Manager to lead asset management activity across our New Zealand business and act as the senior technical and strategic authority for property and asset management.
Reporting directly to the Account Director, you will establish and embed standardised, process-driven asset management frameworks and Standard Operating Procedures across multiple client contracts. You will work collaboratively with BGIS operational teams, Account and Contract Directors, Quality and Programme Managers, clients, and delivery partners to build New Zealand-based asset management capability and ensure a consistently high standard of service nationally.
As a member of the New Zealand Leadership Team, you will contribute to the strategic direction of the business while building strong relationships with client asset and property teams. You will help position BGIS as a trusted and knowledgeable strategic asset management partner.
The ideal candidate will be a commercially astute and influential asset management professional with strong technical capability, excellent stakeholder-management skills, and the ability to turn asset information into practical, long-term strategies. You will be comfortable working across multiple client contracts and leading the development of nationally consistent asset management practices.
Key Responsibilities
- Establish, implement, and continuously improve nationally consistent Standard Operating Procedures for property and asset management across BGIS New Zealand contracts.
- Design and lead strategic asset management frameworks, including asset registers, condition assessments, lifecycle planning, and capital planning.
- Develop lifecycle and asset management strategies that support cost efficiencies and deliver long-term value across client portfolios.
- Support the development of business cases for capital works, asset renewals, and lifecycle replacement programmes.
- Build New Zealand-based asset management capability, internal expertise, and succession strength.
- Lead improvements to asset management systems, tools, data quality, record keeping, and reporting.
- Maintain strong strategic relationships with client asset and property teams.
- Act as BGIS’s senior subject-matter expert and primary client contact for strategic asset management matters.
- Prepare and present asset condition, lifecycle, investment, and performance reporting to clients, contract teams, and senior leaders.
- Ensure asset management services comply with relevant legislation, contractual obligations, and recognised industry practices.
- Provide coaching, training, and mentoring to contract teams and delivery partners across New Zealand.
- Contribute to asset management forums, working groups, strategic initiatives, and broader New Zealand Leadership Team decision-making.
Education, Experience & Skills
Essential
- Significant experience in strategic asset management, property management, facilities management, engineering, or a related environment.
- Sound knowledge of asset lifecycle principles, condition assessments, capital planning, and asset registers.
- Demonstrated experience building and managing strategic relationships with senior client stakeholders.
- Experience working across multiple client contracts or a national portfolio.
- Experience developing, implementing, and improving asset management frameworks, systems, processes, and Standard Operating Procedures.
- Strong business and commercial acumen, including the ability to communicate the value of strategic asset management.
- Excellent written and verbal communication skills, with the ability to influence stakeholders at all levels.
- Strong computer skills, including proficiency with Microsoft Office.
- The ability and willingness to travel across New Zealand contract regions as required.
Desirable
- A tertiary qualification in Property, Asset Management, Engineering, Business, or a related discipline, or equivalent relevant industry experience.
- A recognised asset management qualification or certification, such as IPWEA or IAM asset management principles.
- A property or facilities management-related qualification.
- Previous experience contributing at a strategic or leadership level within a business.
- Experience coaching, mentoring, or developing asset and property management professionals.
Workplace Flexibility
This is a national position operating under a hybrid working model. The role requires regular engagement with BGIS teams, clients, and delivery partners across New Zealand. Rostered travel to contract regions will form an integral part of the position, enabling the successful candidate to support local teams and embed consistent asset management practices nationally.
