Independent Contractor – T-CPT-11274 Technical Marketing & Lead Generation Virtual Assistant/Technical VA/Junior-Advanced Level (Remote).

Overview

20four7VA is seeking offshore independent contractors to deliver remote services to clients worldwide, with a primary focus on developed markets such as the United States, the United Kingdom, Canada, and Australia.

A licensed Georgia real estate professional is seeking a proactive, results-oriented Virtual Assistant to build and manage a consistent lead generation and marketing operation.

The primary purpose of this role is to help create a predictable pipeline of prospective residential real estate clients, allowing the agent to focus on client engagement, consultations, negotiations, and transaction execution.

The VA will support lead generation through digital marketing, social media, email campaigns, database management, community research, lead capture systems, content distribution, and appointment coordination. This is not solely a social media posting position. The successful candidate must understand how marketing activities contribute to lead capture, database growth, lead nurturing, and appointment generation.

The VA will be unlicensed and must operate in compliance with all applicable Georgia real estate laws, brokerage policies, advertising requirements, and agent-approved procedures. The VA will not solicit listings through unapproved cold calling, provide real estate advice, negotiate transactions, interpret contracts, discuss financing or legal matters, show properties, or represent themselves as a licensed real estate professional.

The objective of each engagement is to assist the client in improving business efficiency, enhancing service delivery, or supporting operational functions through high-quality, task-specific services rendered by a qualified contractor.

Scope of Services

Contractors will be required to provide services that align with the following client tasks:

📈 Lead Generation & Marketing Campaigns

Help build a consistent pipeline of real estate leads by creating and managing marketing campaigns that attract potential buyers and sellers.

  • Develop and execute 30-, 60-, and 90-day marketing and lead generation plans.
  • Research local neighborhoods, events, schools, businesses, and market trends to create relevant marketing content.
  • Create lead magnets such as buyer and seller guides, neighborhood guides, home valuation requests, checklists, and market reports.
  • Build landing pages, lead forms, QR codes, and calls-to-action that capture leads and direct them into the CRM.
  • Monitor campaign performance and recommend ways to improve results.

📋 CRM & Database Management

Keep the client's database organized, accurate, and ready for effective follow-up.

  • Import, organize, clean, and segment contacts within the CRM.
  • Categorize leads based on buyer/seller status, timeline, location, referral source, and follow-up priority.
  • Maintain contact records, notes, reminders, and next-action dates.
  • Prepare follow-up lists for the agent and identify records that need updating.

📱 Social Media & Content Marketing

Create engaging content that grows the agent's online presence and generates leads.

  • Manage and maintain the agent's business social media profiles.
  • Create monthly content calendars aligned with marketing goals.
  • Design and publish educational and engaging content, including:
    • Buyer and seller tips
    • Local community highlights
    • Market updates
    • Homeowner resources
    • Client success stories
    • Personal branding content
  • Repurpose content into reels, stories, short videos, carousels, blogs, newsletters, and email campaigns.
  • Monitor comments and messages and route real estate inquiries to the licensed agent.
  • Ensure all content complies with brokerage guidelines and real estate regulations.

📧 Email Marketing

Support lead nurturing through strategic email campaigns.

  • Create newsletters and targeted email campaigns.
  • Develop welcome and follow-up email sequences.
  • Maintain and segment email lists.
  • Monitor campaign performance, including open rates, click rates, and conversions.
  • Test different subject lines and calls-to-action to improve engagement.

📅 Lead Management & Appointment Scheduling

Help ensure every lead receives timely follow-up.

  • Monitor incoming leads from social media, email, websites, and CRM notifications.
  • Record and organize new inquiries.
  • Send approved administrative responses to prospects.
  • Schedule consultations and appointments on the agent's calendar.
  • Maintain accurate lead records and appointment tracking.
  • Forward all property-specific, pricing, financing, legal, and negotiation questions directly to the licensed agent.

🎨 Marketing Materials & Branding

Create professional marketing assets that strengthen the agent's brand.

  • Design branded graphics using Canva or similar design tools.
  • Create reusable templates for listings, testimonials, market updates, educational posts, community highlights, and events.
  • Prepare listing marketing materials using information provided by the agent.
  • Maintain consistent branding across all marketing materials.
  • Submit all public-facing materials for approval before publishing.

📊 Reporting & Organization

Keep marketing activities organized and measurable.

  • Prepare weekly reports summarizing:
    • Completed tasks
    • New leads added
    • Appointments scheduled
    • Marketing campaigns launched
    • Social media and email performance
    • Pending approvals
    • Recommended next steps
  • Maintain an organized marketing calendar and task management system.
  • Document recurring processes and organize marketing files, templates, and branding assets.

Each engagement is based on a defined scope of work and is governed by an independent contractor agreement. Services must be performed professionally, with adherence to any timelines, guidelines, and deliverables agreed upon in writing.


Skills

The Contractor must demonstrate proficiency in the following, depending on the Client’s requirements:

  • Previous experience supporting a residential real estate agent, team, brokerage, or comparable professional-services business
  • Demonstrated lead-generation and digital marketing experience
  • CRM setup, database management, and segmentation experience
  • Social media content creation and scheduling experience
  • Canva or comparable design experience
  • Email marketing and newsletter experience
  • Strong written and spoken English
  • Strong research, organizational, and project-management skills
  • Ability to provide work samples and discuss measurable campaign results
  • Ability to follow compliance requirements, approval workflows, and written procedures

IDEAL CANDIDATE

The ideal candidate:

  • Has demonstrated residential real estate marketing and lead-generation experience.
  • Understands the difference between posting content and building a lead pipeline.
  • Has experience implementing or maintaining a real estate CRM.
  • Can create landing pages, lead magnets, email campaigns, and conversion-focused calls to action.
  • Is comfortable analyzing campaign performance and recommending improvements.
  • Writes clear, polished, natural-sounding English.
  • Has strong judgment regarding confidential information and regulated communications.
  • Can work independently while following approval procedures.
  • Is organized, dependable, detail-oriented, and proactive.
  • Can build repeatable marketing systems rather than waiting for daily instructions.

Work Schedule

  • Contracted Hours per Week: 10-20 Hours per week 
  • Scheduled Working Days: Monday through Friday (unless otherwise mutually agreed in writing)
  • Daily Working Time: between 9:00 a.m. and 1:00 p.m EST

Note: The Company will make reasonable efforts to align the Assigned VA’s schedule with the Client’s preferred hours as set forth above. However, availability may vary based on time zones, capacity, and the contracted hours set in this SOW. Any changes must be mutually agreed to in writing through a revised SOW.

Terms of Engagement

  • Contractors will operate under a Master Services Agreement and a Statement of Work
  • This is not an offer of employment; contractors are not employees of 20four7VA or any client
  • All compensation is processed through 20four7VA according to the terms of the engagement
