Project Manager - Facilities

Under the direction of the Director O&R, the Project Manager is responsible for field-based oversight and project management of major and minor construction projects managed by Facilities. This includes project planning, organizing and providing project field oversight, contractor oversight, and directing all aspects of the project, as necessary, to assure completion on schedule and within budget, and in accordance with applicable specifications, drawings, safety, environmental and quality requirements.
Core Responsibilities- Working closely with the Facilities Superintendents and Project Engineer, plans, directs and coordinates major and minor maintenance and capital projects managed by Facilities. This includes responsibility for providing oversight and leadership for implementation of the project, and providing monthly project progress and financial reports to the appropriate company personnel. Direct project activities and continually assess contractor and Company manpower requirements, budgets and schedules.
- Ensures contractor adherence to specifications, drawings, safety rules, company and regulatory requirements and any special conditions. Monitors schedules and progress and cost control of work project components. Participates in the development and preparation of budgets, regular and periodic reports, auditing inquiries and other project cost control assignments.
- Ensure all safety policies and procedures are strictly adhered to. Provide leadership around promoting good housekeeping practices and work area protection, and focus on having no high energy injuries while utilizing HPI tools.
- Conducts project meetings and attends design meetings, field visits, field walks and pre-award meetings. Keeps records and proper project documentation as required by departmental and company policies.
- Initiates contract close-out procedures and performs contractor evaluations. Ensures operating instructions are developed and forwarded to the applicable user groups. Ensures field changes are handled in a timely manner. Manages all contractor claims. Processes invoices consistent with internal policies for the preparation and authorization of vendor payments.
- Reviews field drawings and specifications for completeness and accuracy.
- Ensures compliance with operating, housekeeping, and safety procedures which will provide for employee safety and welfare.
- Ensure compliance with environmental rules and regulations and that the planning of projects include the integration of the EH&S requirements during the development/execution phases of the project.
- Provides status reports on budget and schedule as needed and elevates concerns to proper level of authority
- Participates in the Company's emergency management processes and storm plans as required.
- High School Diploma/GED and minimum of seven years of experience or
- Associate's Degree and minimum of five years of experience or
- Bachelor's Degree and three plus years relevant work experience or
- Master's Degree and two plus years of relevant work experience

- Bachelor's Degree Business, Engineering, Finance, Auditing, Construction or and other related fields and three plus years relevant work experience
- Master's Degree Business, Engineering, Finance, Auditing, Construction or and other related fields and two plus years of relevant work experience
- Experience in Facilities related field, Finance or billing/contract administration, required.
- Well organized, detail oriented and flexible to handle multiple assignments and deadlines, required.
- Strong presentation, public speaking, and technical writing skills, required.
- Strong interpersonal skills and the ability to effectively interact with customers, support staff, and various levels of management, required.
- Strong analytical, technical, and leadership skills. Must have demonstrated leadership ability and proven track record of achieving sustainable results in managing projects, systems implementation and process documentation, required.
- Computer literacy and proficiency with Microsoft Office suite, required.
- Must be creative and have the ability to work in a team atmosphere, required.
- Familiarity with mechanical, electrical, plumbing and general construction and design, preferred.
- Ability to train and supervise other employees, preferred.
- 8+ years related engineering and/or construction experience, including experience with building construction and maintenance, or project/construction management, preferred.

- Driver's License Required
- Project Management Professional (PMP) Currently holds or ability to obtain Preferred
- Ability to respond to system emergencies
- Able to work in all weather conditions, i.e. excessive heat and/or cold
- Ability to work in inclement weather and adverse conditions (i.e., excessive heat, cold, noise, confined spaces)
- Ability to travel to company locations to work on storm restoration and heat contingencies
- The selected candidate will be assigned a System Emergency Assignment (i.e., an emergency response role) and will be expected to work non-business hours during emergencies, which may include nights, weekends, and holidays.
- Must be able and willing to travel as needed to vendor locations as well as routinely across the service territory
- Must be available to perform off-hour emergency functions, some of which may require working extended or non- traditional hours, including weekends and holidays
