What this job involves

• Serve as the primary point of contact for clients, managing all property-related matters and ensuring JLL operates within delegated authority, in line with business plans and client instructions.
• Lead regular communications with occupiers, providing expert advice and guidance on the day-to-day operations of the buildings.
 • Demonstrate in-depth understanding of occupiers' lease terms, focusing on estate management implications and the client's service provision obligations.
• Take responsibility for data integrity within the assigned region, ensuring accuracy and completeness of all property-related information.
• Oversee financial management of properties, including preparation and monitoring of service charge budgets, quarterly variance reporting, and service charge reconciliation adhering to agreed accounting practices.
• Manage and authorize purchase orders and invoices through the JLL Yardi Voyager system, in accordance with agreed limits and financial protocols.
• Develop and maintain high-quality health and safety arrangements, collaborating with key client stakeholders and third parties to ensure compliance with service contracts and industry standards.
• Lead the review and addressing of risks identified in independent Risk Assessments, overseeing JLL's audit process and Site Compliance inspections.
• Manage the submission of insurance claims related to on-site incidents, coordinating with insurers and loss adjusters as needed.
• Ensure efficient and cost-effective delivery of reactive maintenance and day-to-day services, optimizing property performance.
• Take responsibility for all routine correspondence, utilizing and improving standard documents and templates as appropriate. • Proactively monitor and manage vacant/void properties in accordance with management contracts and industry best practices.
• Identify and implement cost-saving measures across JLL operations, client services, and supplier relationships, focusing on efficiency improvements and innovative service delivery methods.
• Collaborate with the Facilities Manager to ensure all property supplies and services are procured in line with JLL's procurement program, balancing quality and cost-effectiveness.
• Lead the seamless transition of individual properties into the management portfolio, ensuring continuity of service and client satisfaction.

To apply you need to be / have:

Essential
• RICS qualification
• Minimum of 5 years' experience in commercial property and asset management, including advanced service charge management
• Proven track record in client relationship management and stakeholder engagement
• Extensive experience with Yardi Voyager or comparable property management platforms
 • Strong analytical skills with the ability to interpret complex financial data and produce high-quality reports
• Excellent verbal and written communication skills, with the ability to present to senior stakeholders
• Demonstrated ability to lead projects and mentor junior team members
• Valid UK driving license and access to a car for business use

Desirable
• Experience across multiple asset classes
• Knowledge of sustainability practices in property management
• Additional professional qualifications or specializations relevant to property management
