Transactions Management 차부장급 (2년 계약직)
직무 내용
한국 관련 이니셔티브를 지원하기 위한 공간 요구사항의 조율을 수행하고, 지역 및 글로벌 프로세스와 정책에 부합하도록 정합성을 확보
경영진의 의사결정을 지원하기 위해 다년간의 전략적 로드맵 및 시나리오 분석을 포함한 회사 차원의 부동산 계획 수립 지원
사업부와 협업하여 이전 또는 확장을 위한 신규 입지 기회를 발굴 및 평가하고, 전략적 목표 및 부동산 포트폴리오 계획에 부합하는 임대차 갱신, 계약 해지 및 부동산 프로젝트 관리
CLM 작성, 요청서 승인 및 서명 절차 관리, “New Work” 및 “New Office” 개념 도입 지원 등 기존 프로세스의 준수 및 운영, Contract Lifecycle Management(계약 생애주기 관리).
임대차 계약, 매입·매각 계약, 서비스 계약 등의 계약 작성
내부 검토 및 승인 프로세스 관리
계약 체결, 변경, 갱신, 종료 관리
주요 조건(임대료, 기간, 옵션, 의무사항 등) 추적
계약 리스크 및 컴플라이언스 관리
Planon, Power BI 등 부동산 관련 IT 시스템의 운영 및 관리
지역 및 본사(HQ)의 기준과 운영 방식에 대한 정합성 유지
유관 부서, 본사, 건물주, 정부 기관 및 기타 이해관계자들과의 효과적인 커뮤니케이션 및 협업 유지
법무 지원과 함께 임대차 계약의 상업적 조건 검토 및 협상 지원을 통해 고객의 이익을 보호하고, 혜택을 극대화하며 리스크를 최소화
SAP, e-flow 및 월간 보고 시스템을 활용하여 임대료 및 관리비 등 주요 비용에 대한 모니터링 및 관리 지원
부동산 갱신과 관련된 이슈 해결에 있어 주도적인 리더십을 발휘하고, 에스컬레이션을 효율적으로 관리
자격 요건 및 역량
부동산, 경영학 또는 이에 준하는 학사 학위 소지자 (또는 이에 상응하는 충분한 관련 실무 경험 보유자)
상업용 부동산 분야에서 최소 5년 이상의 경력 보유 (최소 3년 이상의 다국적 기업 환경에서의 거래(Transaction) 경험 필수)
Fluent in English 필수

Job Description
Facilitate coordination of space requirements supporting Korea initiatives and ensure alignment with regional and global processes and policies.
Assist in conducting company-level real estate planning, including multi-year strategic roadmaps and scenario analysis, to support management decision-making.
Work with the business to identify and evaluate new location opportunities for relocation or expansion; manage lease renewals, contract terminations, and real estate projects aligned with strategic objectives and footprint plans.
Uphold existing processes, including completing CLM, managing request form approvals and signatures, and supporting the adoption of “new work” and “new office” concepts.
Work and maintain with Real Estate IT Systems (eg Planon, PowerB and others)
Ensure alignment with regional and headquarters (HQ) standards and practices.
Maintain effective communication and coordination with cross-functional teams, HQ, landlords, government agencies, and other relevant stakeholders.
Assist in preparing and negotiating commercial terms in lease contracts with legal support to protect Client’s interests, ensuring benefits are maximized and risks minimized.
Assist in monitoring and controlling primary costs such as rent and management fees using systems like SAP, e-flow, and monthly reporting tools.
Take a proactive leadership role in resolving issues related to real estate renewals and manage escalations efficiently.
Qualifications & Skills
Bachelor’s degree in Real Estate, Business Management or equivalent; alternatively, extensive relevant organizational experience will be considered.
Minimum of 5 years’ experience in commercial real estate, with a focus on transactions, including at least 3 years in a multinational company environment.
Proven ability to operate effectively within a multidimensional matrix organizational structure.
Demonstrated experience in project planning and project management.
Strong in prioritising tasks, organised and structured.
Experience in analysing and interpreting financial data related to real estate and contracts.
Excellent negotiation skills, along with strong written and verbal communication and presentation abilities.
Effective interpersonal and influencing skills to work collaboratively with diverse stakeholders.
