Position Summary

Reporting to the Facility Manager daily, the Facility Supervisor will be responsible for overseeing and delivering a full facility

management solution to the facility known as the King Edward VII Memorial Hospital (KEMH) in Bermuda.

The Facility Supervisor supports the Facility Manager in the operation, maintenance, and repair of facilities and equipment

throughout site, including all facets of the KEMH facility as it relates to the KEMH Contract ensuring that all work is performed

in accordance with Black & McDonald policies and established procedures. You will be directly responsible for the oversight

of building activities and associated staff including the Asset and PM function of Black and McDonalds Mobile CMMS, vendors

and sub-contractors, safety compliance, project work, client relationships and any other activities deemed necessary for the

role on an adhoc or long-term basis. In addition, you will ensure efficient planning, management, and development of

effective controls and procedures.

Duties & Responsibilities

· Daily walkthrough, inspection and condition reporting of all areas of the facility

· Ensure required Health, Safety and Environmental inspections are completed in a timely manner and necessary

corrective actions are implemented

· Regularly communicate Health, Safety and Environmental issues or concerns with B&M staff, sub-contractors and client.

· Ensure Toolbox Talks and other related information is clearly and effectively communicated to the team

· Ensure all work areas are maintained in a clean and safe working condition

· Scheduling and coordination of the on-site maintenance team to ensure an effective and efficient service provision,

auditing tasks where appropriate to ensure correct completion to the desired standards

· Administration and monitoring of the Asset and PM function of B&Ms CMMS as well as Mobile CMMS to ensure the

input and maintenance of accurate Asset information and PM activities resulting in completion of all PM activities within the scheduled timeframes and to the desired standards including but not limited to detailed completion notes, time of completion, relevant pictures and pre job risk assessments

· Responsible for Daily Operations of the Technical Systems:

o Steam generating systems;

o Reverse osmosis plant;

o Chilled water plant

o Abstraction well and water rejection systems;

o Heating, ventilation and air-conditioning system and associated systems;

o Plumbing systems;

o Electrical systems;

o Operating room equipment;

o Fire and life safety systems including, but not limited to, the fire extinguishers, sprinkler system, fire alarm panels and nurse call system;

o Mechanical systems;

o Patient entertainment system;

o Building automation system; and

o All other building systems necessary for the operation of the KEMH Acute Care Wing including pneumatic tube transport, and medical gas / air systems, interior finishes and exterior envelope

· Ensure Standard Operating Procedures, Planned Maintenance activities and any other relevant documentation for new

and existing building equipment are accurate, updated and correctly stored as required

· Oversee or review and approve all staff timesheets at the intervals required prior to submitting to payroll administrator

· Interface with internal and external customers ensuring effective communications regarding status and priority of work

· Manage and coordinate all utility building activities (such a boiler, emergency generators, chillers, electrical units, etc.)

· Establish and maintain strong, collaborative relationships with vendors and other third parties to understand challenges

and opportunities

· Respond to demand and emergency issues promptly, utilizing the computerized building automation system or manual

systems where appropriate

· Assist Facility Manager to obtain suitable quotations where appropriate whilst striving to achieve the best possible costs

for service work, repairs, installation work, materials, etc. in accordance with B&M and KEMH requirements.

· Configuration of plant and systems to allow maintenance work to be completed as required

· Start up and shut down major building equipment such as chillers, pumps, cooling towers, etc

· Inventories and orders equipment, materials, and supplies for the maintenance department

Education & Skill Requirements

· 3rd Class Stationary Engineer certification is preferred

· 5 years of experience in the facility management industry, including experience as a facility supervisor

· 5 years of experience in building maintenance or related trade

· Extensive knowledge and experience with Building Automation Systems

· Experience with P3 projects, healthcare facilities, project management and hydro/water/HVAC is considered a strong asset

· Must have a strong knowledge of building electrical, mechanical, HVAC and building structural systems

· Experience in maintaining and managing all building services utilizing contractors and in-house staff

· Excellent time management skills; ability to shift priorities on an ad hoc basis and flexibility with working hours

· Computer literacy and MS Excel working skills is a must

· Must obtain and maintain necessary security clearances

· Must be able to respond to facility emergencies after hours

· Bending and lifting required, lifting under 30 kgs

Training

It will be necessary to participate in upgrading courses from time to time to keep abreast of changing policy, technology, and growth.
