Senior Design Project Manager (Architect/Interior Design)
About the Role
The Senior Project Manager owns the end-to-end delivery of assigned Flow developments — driving each project across its full lifecycle (Concept → Design Development → GFC Documentation → FF&E Selection → Site Execution → Handover) on scope, schedule, budget, and brand. As the single point of accountability for every assigned project, this role orchestrates cross-discipline delivery across architecture, interior design, structural engineering, MEP, and landscape, while coordinating consultants, contractors, and internal design teams. The Senior Project Manager covers Flow's full project taxonomy—ground-up developments, conversion projects, third-party standard conversions, and tenant improvements/fit-out and reports to the Head of Design Management. This person sets the delivery cadence, governs change and risk, mentors Project Managers, and holds a zero-tolerance line on uncontrolled changes and undocumented decisions.

Responsibilities
- Drive end-to-end project delivery across the full lifecycle from Concept through Handover

Own project scope, schedule, and budget baselines; monitor and forecast against them throughout delivery

Lead cross-discipline coordination across architecture, interior design, structural, MEP, and landscape teams, resolving interfaces before they reach site

Establish and govern the project delivery cadence — programmes, milestones, gateway reviews, and action-log discipline

Manage consultants and contractors against scope and contract obligations; review deliverables for brand and technical compliance

Govern change and variation — ensure every change is documented, approved, and cost-aligned

Identify project risks early, maintain the risk register, and drive documented mitigation with department leads

Manage the RFI/submittal cycle, enforcing turnaround SLAs and keeping documentation under version control

Report project health — cost, schedule, risk, and quality — to the Head of Design Management on a defined cadence

Coordinate seamless project handover with complete as-built and FM documentation at close-out

Mentor and review the work of Project Managers, raising delivery discipline across the team

Support development feasibility, procurement strategy, and consultant appointments in partnership with EQS, procurement, and development teams
Ideal Background
- Bachelor's or Master's in Architecture, Engineering, Construction Management, or a related built-environment discipline; PMP, PRINCE2, or RICS certification strongly preferred

10–15+ years of experience in project management on mid- to large-scale real estate development projects

Background at a real estate developer, project management consultancy, or tier-one contracting or consulting firm, with direct exposure to design-through-delivery project management

Proven end-to-end delivery of at least 5 mid-to-large real estate projects across ground-up, conversion, and fit-out types

Strong cross-discipline coordination experience across architecture, interior design, structural, MEP, and landscape

Commercial fluency—budgets, procurement, cost control, variations, and claims awareness

Exposure to multiple markets and regulatory environments, US and/or MENA preferred

Working knowledge of FIDIC/AIA contracts

Proficiency in Primavera P6 or MS Project, Procore or equivalent CDE platform, Bluebeam Revu, AutoCAD, and Revit (review level)
